Loop 1604 and Marbach New Stores: A Guide for Hennersby Hollow

"We're members of Sam's Club. She likes Target, so anything closer," a nearby resident told KSAT in July, referring to his wife.

Hennersby Hollow sits off US 90 West near Jungman Road. Its nearest big shopping area is forming around Loop 1604 South at Marbach Road. It's opening in two waves. Restaurants and drink stops opened first, and they're open now. The big stores that will change your weekly shopping trip, along with a new emergency room on US 90, are on a 2027 schedule. Some of the public dates for that second wave come from state construction filings, not from the companies.

The quick stops are already open

These three are confirmed open as of October 1, 2026.

  • Applebee's-IHOP, 2607 W. Loop 1604 South. The ribbon cutting was September 15, 2026, and the first 100 guests got free pancakes for a year. It's open every day from 6 a.m. to 1 a.m., according to IHOP's official location page.
  • Taco Bell, 2316 W. Loop 1604 South. Taco Bell's official location page lists online ordering and daily drive-through hours.
  • HTeaO, 2430 W. Loop 1604 South. It opened December 13, 2025. It's open 7 a.m. to 8:05 p.m. on weekdays, 8 a.m. to 8:05 p.m. on Saturday, and 11 a.m. to 8:05 p.m. on Sunday.

The Applebee's-IHOP shows how this area is changing. It was built from scratch as a 5,620-square-foot restaurant, with an estimated construction cost of $1.2 million in a state filing. Many of the area's other Applebee's-IHOPs were converted from existing restaurants. It's the eighth Applebee's-IHOP in the greater San Antonio area. The first one in the country opened in Seguin on February 18, 2025. The pairing works because IHOP is busiest at breakfast and Applebee's draws more of the lunch, dinner and late-night crowd. Those 6 a.m. to 1 a.m. hours make it the latest-closing sit-down option in this cluster.

All three are small, single-building businesses that don't take long to build. The next wave is much bigger.

Where the "opening" dates come from

Most of the dates you've seen for the big Loop 1604 projects come from the Texas Department of Licensing and Regulation. Developers register larger commercial projects with the state in its TABS database for an accessibility review. Each filing includes a start date, a completion date, a cost estimate and the building's size. Reporters read these filings, and that's how most new stores here get announced before the company says anything.

A completion date in a filing is the builder's schedule at the time it was filed. It isn't an opening date. The best example is on US 90.

The emergency room has two different dates

Methodist ER Medina Valley is a freestanding emergency room going up at 12479 US Highway 90, the address Methodist gives. Its state filing lists the site as 12483 US Highway 90. That filing, registered under the project name "Blue Skies FSER," shows an 11,150-square-foot building with an estimated cost of $8.5 million. Construction runs from December 20, 2025, to October 8, 2026. In July, KSAT used that filing to report that the ER would be finished in October.

Methodist Healthcare gives a different timeline. Its April 30 groundbreaking announcement says construction started in March 2026 and should be finished by March 2027. As of October 1, Methodist's list of its freestanding ERs doesn't include Medina Valley yet. So the ER isn't open, and the most reliable date is Methodist's own March 2027 target.

When it opens, it will matter more to the neighborhood than any store here. Methodist says it will be open 24 hours a day, seven days a week, for adults and children. It will have 12 treatment rooms, an on-site lab, and CT and X-ray. It will run as an extension of Methodist Hospital Westover Hills and will be Methodist's eleventh freestanding ER.

The calendar for the big stores

Here's the schedule for the projects that haven't opened yet, in the order of their filed dates. Treat each date as a target.

  1. October 5, 2026. Construction is scheduled to start on a Dollar Tree at 2408 W. Loop 1604 South. It's a new, 11,991-square-foot standalone building with an estimated cost of $2,310,720.
  2. November 30, 2026. Construction is scheduled to start on Sam's Club at 3007 W. Loop 1604 South, near Kriewald Road. The 166,000-square-foot store has an estimated cost of $24 million.
  3. December 15, 2026. The Dollar Tree's filed completion date. No grand opening has been announced.
  4. December 29, 2026. Planned completion for Marbach Brake Check, a 3,921-square-foot shop at 2328 W. Loop 1604 South.
  5. March 19, 2027. The filed completion date for Target #2976, "San Antonio Marbach," at the southwest corner of Marbach Road and Loop 1604.
  6. November 8, 2027. Sam's Club's filed completion date.

The Target is the one that's actually being built. KSAT reported it under construction in July. The filing describes a 148,356-square-foot store costing $21.3 million, built "within a new mixed use development." Target lists it on its upcoming stores page but doesn't give an opening date. No name or other tenants for the surrounding development have been made public yet. So if you see new pads going up next to the Target, the filings don't say what they'll be.

Sam's Club is further off. Its filing has been registered, but construction hasn't started yet. San Antonio's six current Sam's Clubs include one at 3150 SW Military Drive and one at 5055 Northwest Loop 410. Until late 2027, a bulk run still means driving to one of those.

Two sites to watch

Two smaller projects in the cluster are past their filed completion dates, and neither has been confirmed open.

Burger Boy at 2304 Loop 1604 South filed a 2,410-square-foot, $1.1 million restaurant with construction from February 28 to July 31, 2026. My Neighborhood News reported in December 2025 that the Marbach location was targeted for late July. As of October 1, there's no public opening announcement.

Jiffy Lube at 2503 W. Loop 1604 South filed a 3,512-square-foot building with construction from March 2 to August 29, 2026. There's no official location page for it yet.

Those passed dates are normal. Taco Bell followed the same pattern. Its filing ran from January 5 to September 30, 2026, and it now has a live location page with posted hours. The useful sign is a company location page with hours. A passing completion date doesn't tell you much.

Why one corner is getting all of this

KSAT, citing greater:SATX, reported that the far West Side added nearly 21,000 residents and about 20,000 jobs over the last five years. The same source projects ZIP code 78245 alone could add nearly 9,000 more people over the next four years. Fast-food and drink chains open where traffic already exists, and that's why HTeaO, Taco Bell and Applebee's-IHOP opened first. A 148,356-square-foot Target and a 166,000-square-foot Sam's Club need years of rooftops already in place before they get built. Both now have state filings along this stretch of Loop 1604, which means the companies expect that growth to keep coming.

Another sign is a 25,000-square-foot retail shell building near State Highway 211 and West Grosenbacher Road. It has an October 30, 2026 completion date in its filing, and no tenant has been named yet. Developers are building space before tenants are signed.

For now, the Loop 1604 and Marbach cluster is good for breakfast at 6 a.m., a drive-through taco, or an afternoon tea. Weekly Target runs and an ER on US 90 are still 2027 plans. The next date to watch is Dollar Tree's December 15 completion, the first larger store in line.

If you're thinking about how all this growth along Loop 1604 and US 90 fits with your own plans for the next few years, Alyssa Oliver keeps up with these filings and openings and is happy to talk through what they could mean for you. Let's Connect.
